Yeşil Gayrimenkul Yatırım Ortaklığı A.Ş. (Yeşil Real Estate Investment Trust Inc.) is a portfolio management company, established on 23 December 1997 for investing in real estates and real estate projects. The shares of the company are listed in Istanbul Stock Exchange(ISE/IMKB) since 1999.
The Company changed its former title İhlas Gayrimenkul Yatırım Ortaklığı A.Ş. to Y ve Y Gayrimenkul Yatırım Ortaklığı A.Ş., after being purchased by the Yeşil İnşaat Gayrimenkul Yatırım Hizmetleri Ticaret A.Ş. and Rudolph Younes joint venture in 2006. Through the Extraordinary General Assembly Meeting decision dated 30.12.2010, it was resolved to merge the company with Yeşil İnşaat Yapı Düzenleme ve Pazarlama Ticaret A.Ş. The companys issued capital was raised from TL 24,151,319.01 to TL 235,115,706.01 due to the merger. Our company title was changed from Y ve Y Gayrimenkul Yatırım Ortaklığı A.Ş. to Yeşil Gayrimenkul Yatırım Ortaklığı A.Ş. following the merger.
We have introduced significant changes to the Board of Directors in line with our growth targets and established a professional staff. Yeşil REITs strategy is to provide new and high-quality living spaces to the public in Turkey, and invest in deluxe and profitable projects in various geographical regions to create revenues for all its stakeholders.
Yeşil REIT has pioneered as the first REIT to receive a Corporate Governance Rating in line with its dedication to principles of transparency. As of 31 August 2007 the Corporate Governance Index is started to be calculated which includes companies that implement Corporate Governance Principles. In view of the importance attached to corporate governance principles by Yeşil Gayrimenkul Yatırım Ortaklığı A.Ş., the willingness of the company in implementing this as a continued and dynamic process and improvements realized since 2007 in which the first rating was given were taken into consideration, the corporate governance rating of the company which was 8,66 over 10 in 2012 rose to 9,02 in the new rating period.
Yeşil REIT has achieved another first among REITs by obtaining an Investable Credit Rating. The companys long term credit rating was determined as TR BBB and short-term credit rating was determined as TR A2 which show that our Company is Investable. Our Companys management strength, management strategies and expectations regarding strengthening of its financial structure are among important factors playing a role in receiving an Investable credit rating.Yeşil REIT also received a long term credit rating of A- and a short term credit rating of A-1 from JCR Eurasia Rating.
In order to make a capital expenditure which would create sources for financing our new projects in addition to the liquidity from the sales of existing portfolio, we raised our registered capital from TL 400 million to TL 1 billion. We target to reach the registered capital by growing with big projects. It is planned to invest in especially the business centers, residentials, shopping malls, villas, hotels, and also housing projects that cater to the middle income group.
